Why an independent mortgage advisor
When you go directly to a bank, the mortgage representative in front of you works for the bank - their job is to sell you the products of the institution they represent. That does not mean the terms they offer will be bad, but it does mean that no one is negotiating on your behalf, and that you do not necessarily see the full picture before you commit.
An independent mortgage advisor is not tied to any particular bank, so their role is to represent you - to map your financial file and to conduct, on your behalf, a negotiation aimed at the best terms for you, not for the bank.

The process always begins with a full mapping of your financial situation, income and obligations, in order to set a realistic financing goal before you go looking for a property or submit an application to a bank.
Based on this mapping, a personally tailored mix of tracks is built - not a uniform template that fits every client "on average", but a combination derived from your specific data and goals. From here the negotiation stage with the bank begins, from which the final offer emerges. The guidance continues after the mortgage is approved as well - through the paperwork, the appraisal and the signings, until the money is in the account and the keys are in your hands.
